So you have decided to sell your home. Most people should enlist the services of a Real Estate Agent at some point during the process for many reasons. For example, only a licensed realtor can list a property on the MLS (Multiple Listing Service, the largest real estate database in the nation). Here are some tips on how to hire a Real Estate Agent and what to expect from them.

There are thousands of realtors to choose from in a given market and choosing the right one can be overwhelming but it’s a very important decision. The best tip for choosing the right Realtor is to consider not only the real estate agent, but also the brokerage the agent represents. Listing & Marketing Your House

The fun starts once you have the right agent in place! A good Realtor will have professional quality photos taken of your home for your listing and a virtual tour. Now that pictures are taken, it’s time for your agent to list the home on the MLS and other public online real estate. Showings should start coming within the first month. If you are not getting very many showings in the first 2-3 weeks, you need to take a look at a few things...

  1. Pricing - A home priced too high will price you out of the market! Yes some people think “let’s start high!” NO, wrong answer! Pricing should be based on market comparisons. Your Realtor will give you an estimate on the average days on market for your neighborhood/area and you can go from there.
  2. Marketing materials - As I said above, the internet and marketing are very important when listing a home for sale. Take a look. Is your home out there or even on your agent’s website? Is your realtor listing your home on all the free public real estate sites and taking advantage of social media such as Facebook & Instagram? Exposure is everything when it comes to real estate.
  3. Do you keep your home tidy for showings? This is a hard one for some Realtors to approach. Expect a great Realtor who knows their job to be honest with you. What you like may not sell your home and cleanliness is very important. Clutter, wild paint colors, nasty carpet, pets, etc.… All these things can turn off a buyer during a showing.

Bring On The Offers

Now you have been on the market for a little while, maybe 30 days, and an offer comes in! YEAH!! This is just the halfway point. Once you and the buyer come to an agreement, it’s time for inspection. Inspections are a whole different subject that I will talk about at another time. Let’s just focus on getting under contract first.
